Planning Board Will Tackle Journal Square 2060 Redevelopment Plan at Meeting Tonight

The latest draft of a long-term development proposal for the Journal Square area will be discussed by the Jersey City Planning Board at its regular meeting tonight. The plan, which you can browse below, is the result of a long year-plus the city has spent reworking the plan since the original, larger plan was tabled by the City Council.

The meeting is scheduled for today at 5:30 pm in City Hall’s council chambers, 280 Grove St.

    after an individual at the hearing asked the Planning Board to approve this plan, because the plan is needed – because they owned property in the area and could not sell it, I started to wonder if this plan and the multiple prior efforts to push through unpopular redevelopment plans for the Journal Square area is/are just a “bail out” for property speculators and others warehousing property in this area.

    otherwise the plan still remains woefully incomplete and deficient -

    there are no schools or other public infrastructure in the plans to accommodate the increased population in the area. the only park space indicated one th development map is where the county courthouse currently stands. the touting of green roofs and other green requirements seem trivial when there is no mandate of central HVAC. instead the plan calls for the through wall individual inefficient electric HVAC units to be covered or screened to appear part of the window. the touting of “smart growth” and “transit village” principles seem foolish and contradicted by the prior approval of more than 800 additional parking spaces that will be in the seven story base of the Journal Square City Center Towers (Hotel on the Square site).

    the plan lacks a well defined public benefit. no vision of creating living wage jobs. instead, its looks like the homeowners and small landlords of Jersey City will continue to subsidize unbridled residential development.

    it is time for Jersey City to set a development agenda and enforce it.
